Bernard Street, St Albans
The proposal comprises a number or alterations to a locally listed end of terrace house located within the Folly Lane, Garden Fields and The Old Hospital Conservation Area of St Albans. A side extension at first floor level provides an en-suite shower room and walk-in wardrobe serving the existing master bedroom. A new slate dormer extension at second floor provides an additional double bedroom and shower room. In addition, a replacement slate roof with new conservation rooflights to the existing single storey ground floor extension together with folding, sliding glazed doors to the rear courtyard garden.
The side extension has been designed so as to appear subordinate to the main house. The rear elevation facing the garden has been set back from the existing rear facade of the house, and the proposed roof has been set down from the existing roof level. The flank wall to the roof form is hipped to further reduce the bulk and mass of this element. A rooflight is proposed to the southern roof slope to allow natural light into the walk-in wardrobe area in the space directly below.
The dormer extension is set in from the existing roofline at eaves, ridge and on both sides so as to appear subordinate to the main house. The use of traditional slate and recessive dark grey metal framed windows allows the design to blend with the existing roof and the roofs of neighbouring properties nearby. A sedum roof and solar thermal system are to be installed on the dormer's flat roof.
It is proposed that the existing roof of the single storey rear extension is replaced with a new roof, with roof slates to match the existing, along with new conservation rooflights to bring natural light into the reconfigured kitchen and dining spaces below. The existing ceiling will be removed to increase the internal height, creating a greater sense of space.
